  • Tenant Welcome - Application Process

    Welcome!

    Thank you for your interest in renting from Lifetime Property Management. Our number one goal is to provide safe and clean homes for people in Johnson County, KS and the Greater Kansas City Metro. We are dedicated to providing exceptional management services that offer transparent communication, prompt maintenance, and a proactive approach in addressing your needs. Through professionalism, integrity, and attention to detail, we aim to create a rental experience beyond your expectations.

    When can you schedule a showing?

    -Please contact us to schedule a showing. All prospective tenants must go through a pre-screening process before a showing will be scheduled. This includes all applicants providing a copy of their government issued identification card and answering the following questions:

    How many applicants and what is the total number of occupants that will be living in the unit?

    Do you have pets?

    When do you want the lease to start?

    When do you want the lease to end?

    What is your gross monthly income?

    Have you ever been convicted of a felony?

    Have you ever been evicted from a previous rental property? If so, when?

    Are you able to pay a security deposit equal to one month’s rent, the first month’s pro-rated rent, any applicable pet fees and a $100 administrative fee at the time of lease signing?

    -If applicant passes the pre-screening criteria, they may schedule a showing. If the applicant loves the home and decides to move forward, they would then officially apply for the home.


    Application Screening Criteria

    Identification

    All applicants must provide a valid state-issued photo identification card for each person 18 years of age or older.

    Occupancy

    The occupancy limit per home is two persons per bedroom.

    Credit Score & History

    A credit report will be obtained for each applicant. An unsatisfactory or insufficient finding may result in denial or the requirement of a co-signer.

    Income

    Applicants must have verifiable gross income that is equal to or greater than three times the monthly rent.

    Proof of Income that may be required:

    Paystubs: Most recent two months of paystubs

    Tax returns: Most recent two years of tax returns

    Employment offer letter: Letters to include applicant’s name, salary, employer’s name, employment start date, and signature by employer’s representative

    Bank statements: Most recent six months of bank statements

    Co-signers

    Depending on the property, Co-signers may be accepted for Applicants who do not meet the required income or credit history criteria and the Co-signer must:

    Submit an application and pay the application fee.

    Meet all other qualifying screening criteria.

    Have gross monthly income of six times the monthly rent.

    Sign the lease.

    Criminal Background

    A criminal background check will be obtained for each applicant eighteen years of age or older. Criminal history and convictions may result in the denial of an application.

    Residential history

    Applicants must provide their most recent two years of rental or residential history. Unverifiable residential history may result in the denial of an application.

    Bankruptcies and Evictions

    Bankruptcies, discharges, and/or evictions in the last five years may result in the denial of an application.

    Lease Terms

    Standard lease terms are for twelve months; however, other terms may be available.

    Application Fee

    A non-refundable $50 application fee per applicant is due at the time the application is submitted.

    Administrative Fee

    A non-refundable $100 administrative fee is due at lease signing.

    Security Deposit

    The security deposit is equal to or greater than one month’s rent depending on the property. Once the application is approved, the Security Deposit is at lease signing.

    Animals / Pets:

    Please refer to the property description to see if pets are allowed. Depending on the property, no more than two pets are allowed per home. Pets generally permitted are dogs, cats, caged birds, hamsters, gerbils, guinea pigs, rabbits, non-venomous reptiles, and fish (aquariums are limited to 20 gallons in size, 1 aquarium = 1 pet).

    Pet Fees

    There is a one time, non-refundable fee of $250 per pet. Pet fees are due before move-in.

    Additional Rent per Pet

    There will be an additional $50 of rent per pet per month.

    Service / Support Animals

    Screening is required for service and support animals. Pet Fees and Pet Rent do not apply to qualified service or support animals.

    Use of Third Parties

    Lifetime Property Management uses PetScreening.com as a part of it’s application process. All applicants, whether they have no pets, multiple pets, service or support animals must go through the screening process with petscreening.com. Additional fees may apply.

    Approved Applications

    Applications are considered on a first come first serve basis. Once approved, the applicant will have 24 hours to sign the lease, pay the security deposit, administrative fee, and any applicable pet fees or the unit may go to the next approved applicant. Approved applications are held and good for 30 days.

    Fair Housing Statement

    Lifetime Property Management complies with all federal, state, and local fair housing laws. Lifetime Property Management does not discriminate against any persons because of race, color, national origin, religion, sex, familial status, disability, or any other classes protected by applicable laws.


  • Who needs to fill out an application?

    Any adult over the age of 18 will fill out an application and pay a non-refundable application fee.

  • Do you run background checks?

    Yes. As part of your rental application, we will be requesting background checks from TransUnion that include a criminal, eviction, and credit history. 


    If you have any concerns about what may be on the background check, please discuss this with us prior to paying for the rental application.

  • Do you require a security deposit?

    Yes. The amount varies per rental and can be anywhere from 1-1.5 times the montly rent.

  • How long is the lease term?

    Leases normally run for one year, sometimes with an option to renew.  Depending on the unit, we may be able to work with you on different terms.

  • How quickly can I move in?

    We will work to get you moved in according to the timeline that works best for you. Your move in date depends on the status of the property you will be leasing.

  • What does the tenant portal do?

    The Tenant Portal is an online tool provided for you at no cost. You will be able to:

    1. Pay your rent online.
    2. View your previous and upcoming payments.
    3. Add your renter's insurance information (if needed).
    4. Submit and track maintenance requests.
  • Why should I rent with you?

    We are committed to providing fair, accurate information on the condition of every property.


    We strive to ensure that all requests and questions are addressed in a fast, positive manner and to exceed your expectations. 


    We are ready to fulfill your property rental requests and assist you in every way possible.

  • If something is broken, will you fix it?

    We will always fix everything that is our responsibility as outlined in your lease agreement. 


    If there are any damages that are not covered, please let us know and we may have a contractor that we can recommend.

  • How often is rent due and how can I pay it?

    Rent is due monthly usually on the 1st of each month. 


    Depending on the property, you may be able to pay rent automatically online through credit card, debit card, or ACH (eCheck wire transfer).


    One-time payments may also be available in your tenant portal. 


    If ACH is available, the money will not leave your account immediately, so you will need to leave the balance in the account until the process is completed. 


    Alternatively, you can mail a personal check, certified check, or money order to our office at any time.

  • How do I access my Tenant Portal?

    If the tenant portal is enabled for your property, you will receive an automated invitation to your email. You can also click here to watch a video on using the portal.
