We have two options to choose from, designed to maximize your investment returns.  If you have mid-term rentals, reach out and let's have a discussion about a plan that would best fit your needs.

Option 1-

Tenant Placement Only- Leasing Fee  - 80% of the first month's rent or $800 min and capped at $2,000

- advertising and marketing of the property

- document preparation

- move in inspection

- lease signing 

- collection of the first month’s rent and security deposit

Option 2-  

Full Service Management  - 10% of the monthly rent or $100 min and capped at $250 per unit per month on long term 1  year + leases

- tenant placement

- advertising and marketing of the property

- tenant screenings

- lease and document preparation

- rent collection and disbursements

- general and emergency maintenance coordination

- quarterly drive-bys

- move in and move out inspections with photo reports

- handling of evictions,  legal fees to be covered by owner

- pm fee only charged when rent is collected

- $250 on-boarding/set-up fee

- no charge for lease renewal 

- no leasing fees

Additional Services 

- mid-lease interior and exterior inspection, change furnace filter, photo report provided - $135

- mid-lease exterior inspection, photo report provided - $75

- manage make ready / unit turnover -  $300+

Our management services are offered in Olathe, Overland Park, Lenexa, Leawood, Prairie Village, Shawnee, Merriam, Mission, Roeland Park and the rest of Johnson County, KS.   Services may also be available in the counties of Wyandotte, Leavenworth, Douglas, Miami, and Franklin.

We list your rentals on high traffic sites such as Zillow, Trulia, Hotpads, Dwellsy, RentalSource, and more.  

We will also market them here on our website and other channels as needed to ensure full occupancy and maximum return.

Owner's distributions are typically disbursed by the 15th of the month by either check or ACH.

As part of our rental applications, we also request background checks via TransUnion paid for by the tenant's application fee. This includes criminal history, eviction history, and a credit report to ensure we bring in the best tenants.

Yes, not only do our owners each have access to an online portal, so do our residents. This makes things like maintenance requests, and owner statements so much easier and transparent between all parties.
